How to start I think the best way is to send me an email, I check my email every hour if not every ten minutes. Send me your sketches and images that you have by attaching them to an email. Scan your paper drawings, send in your site plan, and let me know what is it you are trying to do. I will look at possible conflicts with setbacks and planning arrangements and let you know at the beginning. I will also send you a quote for your plans based on your requirements. We base our quotations on the hourly rate of $15/hr or $.80 cents per square foot unheated area. Let me know how many drawings you will need,as our typical set will include: - Cover sheet
- Site plan
- All floor plans
- All exterior elevations
- Electrical plan
- Wall sections, building section, details
- Door and window schedule
- Foundation plan, floor framing plan, roof framing plan
- Roof plan
After receiving a preliminary retainer fee we will start, and usually within three to four days will send you plans, elevations and a building section for preliminary review. After we receive your comments we will incorporate them into the drawings and resend until we get design approval, and then continue with the rest of the drawings. A typical custom home plan set will take three to four weeks depending on complexity and how fast we can get feedback. Upon completion we will send a set of pdf plot plans that you can take anywhere for plotting, we will try to set them up on arch "d' 24" x 36" paper size. At that time we will accept final payment. How to Start a Project How to start: I need to get all of your materials that you have so far, plans, sketches, dimensions, plot plan etc. Scan it and attach it to an email, or post it to us. If you have a lot of data we can set up an ftp for you.
Explain your design ideas and style that you wish to achieve. We need to know your budget and amount of square feet you are trying to work with. We will be putting together a set of plans that you can take for a building permit, so we will need to know your contact information to put on the cover sheet, as well as the project address ( where the project will be built) and all the information about your lot ( slope, setbacks, other buildings on the site, etc).
If you have made plans using any of the house plan software please let me know what version you have used and send your plans to us. We take files made using 3dHome Architect, Home Plan Pro, Punch Pro, Chief Architect, Better Homes and Gardens, Plan 3d, Easy Plan Pro, etc, there are a lot of them. We can read most of them. Our rates are based on 80 cents per square foot, we don’t charge for garage sq. ft. I ask for a 50% retainer fee to be paid in advance with the balance on completion. I take payments using paypal, google checkout, and checks made out to me. Allow 3 to 5 weeks for completing your plans, we will usually get your first plans and elevations and one typical wall section to you in 4 to 5 days for your design approval. Once we receive design approval we will work on the other drawings ( electrical, framing, foundation, details, etc.). |
